“For Sale By Owner” homes very often overpriced
No-one denies that, on occasion, you can negotiate directly with the sellers and save money. However, most buyers assume that if they buy directly from an owner they will get a lower price. Since the owners wouldn’t have to pay a commission, they could pass along their savings to the buyers. But why would they want to? Most sellers don’t take on the burden and expense of selling their own home so they can give buyers a better price. They do it to pocket more money for themselves. Hamden real estate sellers are no different!
In fact, as often as not, people selling their own homes overprice them. They’re hoping to find some “bargain-hunting” buyers who will be hoodwinked into believing they are saving money because there’s no agent involved. In addition, even if the home appears to be priced right, it may suffer from hidden defects. Buyers moving in from out of town to Hamden Connecticut are the most vulnerable to assessing the value of For Sale By Owners. The home may be a steal compared to house prices in their home town, but may not be a good deal here in Hamden Connecticut.
How do you buy a For Sale By Owner without getting hurt? Use a Realtor! Choose a real estate agent with experience to help you!
Many buyers start their Hamden Connecticut home search randomly. They see a home listed on a Hamden Real Estate site and in their initial excitement call the listing agent. Firstly, that agent is already working for the seller and cannot represent the buyer’s best interests. Secondly, you have no idea about the agent other than the fact that they have the listing. Real estate sales follow the same 80-20 rule found in most fields. Eighty percent of the agents do 20 percent of the business, and the top 20 percent of the agents do 80 percent of the business. You need a Hamden Real Estate agent with a proven track record of not just sales, but of helping buyers. Hamden Real Estate agents referred by New Quest have experience in helping buyers relocating to Hamden buy a home for the right price!

Hamden is a town in New Haven County, Connecticut, United States.
Hamden was originally settled by Puritans as part of the town of New Haven. The land was purchased by Theophilus Eaton and Reverend John Davenport in 1638 from the local Quinnipiack Native American tribe. It remained a part of New Haven until 1786 when local residents incorporated themselves as a separate town. It is named after the English statesman John Hampden.
Hamden was largely developed as a nodal collection of village-like settlements. These include Mount Carmel, Whitneyville, Spring Glen, and Highwood. It has a long-standing industrial history having been the site of many workshops of Eli Whitney, as well as Charles Goodyear. The major thoroughfare through town has been named Whitney Avenue in Eli Whitney's honor, and it runs past Whitney's old factory, now the Eli Whitney Museum, at the border with New Haven where a waterfall provided a good source of power.
